CPServices LLC founder, Mary Fischer, began her rental income journey in 2017 offering private rooms from her home located near the Denver Int'l Airport.  

After learning about the crash pad industry she opened Mitchell Place Crash Pad, a 13-bed rental unit focused on providing a quiet, organized and peaceful environment for our flight crew friends while they rest between trips.

Since that time Mary has set-up and managed four other crash pad properties. She continues to own and operate two Mitchell Place properties as well as offer the set-up and management of other properties owned by individuals who are looking for a passive rental income stream other than the traditional residential unit.

A crash pad is an affordable housing option for airline employees who are assigned to work at an airport base as thier 'domicile' that is not thier home city.  Rather than relocate themselves and family, they opt for a low-cost rental for thier needed overnight domicile stays.

A crash pad is usually set-up in a privatly-owned, single-family home or condominium although sometimes apartments and hotel rooms are sub-leased.  

Because of the nature of their work schedule, pilots and flight attendants (flight crew) may only need a bed in thier domicile city for 10 or less nights a month. Knowing this, a crash pad may have multiple single beds or bunk beds in one or more rooms. With the scheduled work days of thier tenants, the house will never be full and may only see a 25% occupency rate at the home on any given day. 

Beds are rented as 'hot' or 'cold' beds with a monthly or daily rate depending on the host's preference.  A hot bed means that the bed is rented by the night to different renters like a hotel bed. A cold bed means that the bed is reserved for 1 tenant and that tenant can rely on that bed with thier same linens etc., each time they need the overnight stay.  

Most crash pads only rent to flight crew and do not allow permanent residency.  Thier rental periods are mostly month-to-month understanding that many tenants are assigned temporarily to bases and may need to relocate to another base with short notice. 

The average rent amount is determined by whether the bed is a bunk or not, how many beds are in the room and other amenities like transportation to the airport.  The average shared room, bunk rental can be between $300 and $400/month per bed in a popular city.
